Water Heater Explosion

Do you have a part time residence in Florida?  Do you have a check list of preventive measures to take when you leave the property and go back home for the summer?  I Find Leaks recommend one of the items on the list should be turning the water and electrical service off and draining the water heater prior to departure.  Many times we have been called to a part time residence to find while our customer had been away small leaks in the hot water heater had developed.  These leaks can be pinhole leaks in a supply line or leaks because the hot water heater tank itself had failed, usually because the bottom had rusted out. When the tanks on an average residential hot water heater fail they usually leak at a very slow rate and go unnoticed for long periods of time because the walls and flooring around the leak will absorb most of the water.   When water is allowed to sit and the property is not properly dried out or the area is not cleaned with an anti-microbial, extensive and expensive damages can occur ruining your return to the winter home you so love.  Please be diligent and take the time to develop a check list of preventive measures to take prior to leaving for extended periods of time, you’ll be glad you did and as they say, an ounce of prevention is with a pound of cure

So write our number down, post it on the refrigerator and if you should experience a leak give us a call.  The team at I find Leaks is waiting to answer your questions and address your concerns.

How Do I Prevent Mold in my House?

How Do I Prevent Mold in my House? There are several ways you can prevent Florida black mold from growing in walls and crevices in places that you cannot see it. Typically once you see black mold in your Tampa Bay area home or office, there is more than likely much more of it that you cannot see. Water is the food source for mold to “activate”. Without water, mold cannot start growing and forming colonies. Colonies are the spots or “rot” that you see when black mold starts to show itself in Florida homes. Water can be introduced to a home in several different ways. Water damage caused by a leaking plumbing pipe, house flooding or high humidity in the home can all lead to a mold infestation. Be sure to keep your AC set at 78 degrees or lower, especially if you are leaving the property for an extended period of time. The biggest cause we find of black mold is by water damage.

How do I know if I have water damage? That is a common question we receive all of the time. We use infrared equipment to “see” the moisture content in walls, ceilings, cabinetry and other Tampa Bay building materials. You may not know that you have water damage or saturated drywall after a house flood unless you hire a company with the proper technology. As you can see in the pictures below, you cannot tell how much water damage has occurred to the wall behind the toilet without an infrared inspection. If you have had water damage in your home caused by a leaking pipe, overflowed drain or washing machine, be sure to hire a professional to dry the areas effectively. If the proper drying procedures aren’t taken by a top rated company, you could end up with a costly black mold situation.

Water Leak & Water Damage Clearwater

This beautiful home in Clearwater Florida had a water leak coming from underneath the concrete. The Clearwater homeowner suspects a close by lightning strike caused a plumbing pipe to begin leaking water underneath the concrete slab of the home. This type of leak is known as a slab leak. The Clearwater homeowner didn’t know he had a slab leak until water starting showing up underneath the laminate flooring. Every time the homeowner would walk across this section of flooring, water would seep up between the laminate flooring. We were called in to locate the water leak as well as perform water damage clean up services. Untreated Water Damage leads to Mold in Tampa

We were called out to a Tampa home this morning in regards to water damage caused by an overflowed bath tub. The owner of the Tampa home was not made aware of the situation until days after the water damage occurred. There are renters in the house who have two small children. During a bath last week, one of the kids turned on the water and overflowed the bath tub. A total of three rooms were affected by the water damage before the parents of the kids realized they had a problem with leaking water.

Since the Tampa area tenants felt as though they were responsible for the water damage their kids had caused, they decided to clean up the flooding water themselves. The tenants used shop vacs and placed a couple of fans in the areas where the flooding water occurred. They thought they had rectified the situation and didn’t see a need to report the water damage incident to the owners of the property. To their amazement, mold began to form in these areas in just a few days!
