A Clearwater homeowner contacted I Find and Dry Leaks in regards to a water leak coming from the condo unit above them. The leak upstairs was discovered by some caretakers looking after the property. The downstairs owners, even though they didn’t see any signs of water, wanted to know if they had any water damage. With our infrared water leak detection equipment we are able to see water damage without causing any destruction to homes and businesses. Infrared technology lets us see in the walls without having to poke any holes or cut drywall in order to check for wetness. We also use moisture meters to ensure the accuracy of our infrared water leak detection equipment. These moisture meters are also non invasive to properties. Water leaks and water damage must be dried in a timely fashion in order to prevent possible mold growth.
Today we were called out to a property in Largo Florida. The homeowner had an issue of water leaking and showing up in the plans of their wood floor. We used our infrared water leak detection equipment to locate a water leak on an HVAC drain line. The glue joint on the drain line was not glued properly on installation years ago. Over time algae growth in the HVAC line caused the line to clog. Once the line clogged the HVAC line filled with water and caused the joint to fail, causing water damage to the wallboard and the hardwood flooring.
To our surprise our infrared leak detection equipment was able to spot the mold growth on the backside of the wall. Take a look at the pictures below to view the water damage in the hardwood floor as well as the drywall. The picture on the right shows the mold spores that were already colonizing behind the wall. With the naked eye, you cannot see these mold colonies, but with our infrared equipment the mold is clearly visible. We will now be able to remove the mold from the property without spreading mold spores to other areas of the house.
