We were called out to locate a water leak at a home in Dunedin Florida. Water appeared on the floor of the Dunedin home and appeared to be seeping out from under the baseboards. The owners of the Dunedin home thought it was from the large amount of rain we have had. After cleaning up the leaking water several times only for it to keep re-appearing, they decided to call us to perform a leak detection.
With our ultrasonic leak detection equipment we were able to locate a very small water leak in the wall of this home. The leak was caused by dissimilar metals touching each other over time. Copper water pipe was connected directly to galvanized water pipe and the two metals over time corroded one another. This caused a very small water leak as you can see in the pictures. Since this water leak was very small and was leaking water for a long period of time, it also caused water damage and mold to grow in the wall which will require mold removal services.

Upon arrival at this luxurious Holiday, Florida home our first step was to check the water meter for signs of a plumbing leak. The water meter was spinning out of control with no water turned on in the house. Over just a short while, the size of this water leak would definitely lead to a high water bill. High water bills can be very frustrating if there are no clues as to where the source of the water leak is. A visual inspection of the property gave our leak detection technician no clues as to the source of the water leak or the high water bill.
By using out state of the art leak detection equipment we were able to track down the water pipe leak to a piece of PVC pipe where it attached to a brass nut. Luckily, this pipe leak was located outside of the property underneath some brick pavers. The PVC plastic water pipe was melted at this connection (see pictures below) indicating that this water pipe leak had been caused by a lightning strike. Pipe leaks can be caused by many different factors, including lightning strikes.

Today we were called out to a property in Largo Florida. The homeowner had an issue of water leaking and showing up in the plans of their wood floor. We used our infrared water leak detection equipment to locate a water leak on an HVAC drain line. The glue joint on the drain line was not glued properly on installation years ago. Over time algae growth in the HVAC line caused the line to clog. Once the line clogged the HVAC line filled with water and caused the joint to fail, causing water damage to the wallboard and the hardwood flooring.
To our surprise our infrared leak detection equipment was able to spot the mold growth on the backside of the wall. Take a look at the pictures below to view the water damage in the hardwood floor as well as the drywall. The picture on the right shows the mold spores that were already colonizing behind the wall. With the naked eye, you cannot see these mold colonies, but with our infrared equipment the mold is clearly visible. We will now be able to remove the mold from the property without spreading mold spores to other areas of the house.

We were called out to Clearwater to one of our repeat customers houses to assist in locating a water roof leak. This type of job is perfect for our Infrared Water Leak Detection Inspection equipment. We are not licensed roofers so we are able to provide an unbiased opinion of exactly what the water leak issue is without trying to sell our customers an entire roof that is not needed. It was VERY sunny out and we were unsure if we were going to be able to perform the infrared water leak detection inspection job accurately under these unusually warm and sunny conditions. The house is Victorian style and has had several attic leaks in the past. There are several water stains on the ceiling under the porch and the homeowner had no idea which ones were recent and if there was indeed a current water leak.
We were very pleased with the performance of our infrared water leak detection inspection equipment under these conditions. As you can see by the pictures provided our infrared water leak detection inspection equipment performed perfectly under these conditions. The Clearwater homeowner was very pleased with our water leak findings and was ecstatic that she isn’t going to have to replace the entire roof. She needs a patch performed which will hold her over until she can begin a large Clearwater home remodel project she plans to start next year.
